1. Mitrano Case- Motion re-filed and trial date is TBD.

2. 2006 financial statement was reviewed. Financial report will be prepared for taxes. ~

3. 2007 Dues - 45 homeowners paid to date

4. Will try to coordinate future board meetings so that a member of ACC can attend.

5. Grounds: Planning Spring Cleanup and asphalt path Work -

Grounds: Rich will get an estimate for cutting of several trees behind Bob

Bent1ey’s house.

Treasurer Report: 2007 Association dues - one payment is outstanding, '

one homeowner needs to pay late/legal fees.

ACC: A deck, sun room//deck and sleveral smaller projects reviewed

recently. N o controversial items.

Neighborhood Watch: Nothing to report

Mitrano Case: No new update. I

Grounds: Since the last meeting, several stumps were ground in the upper

common area. The tree cutting requested by Bob Bentley requires further

review due to the complexity of the job. Will add a note to next Newsletter

about cleanup of bushes hanging over sidewalks. Need to outback brush at

Roberts/Still Meadow stop sign.

Treasurer Report: All dues paid. Will need to add a proposed budget to

the October Newsletter. .

New Item: A homeowner sent in a letter requesting information on HFCA

rules about opening of a dental business. John Kitzmiller will send a letter

requesting additional information.

September 18, 2007

Mitrano Case: Received a copy of the transcript from the trial earlier this

summer and it is available for review. The next step of moving forward with

the case was discussed and all agreed with proceeding with another judicial

foreclosure. Jamie will discuss the possibility of engaging Le Clair Ryan.

Grounds: The tree cutting requested by Bob Bentley requires further

review due to the complexity of the job. Cutting back/down of several trees

on Cotton Farm needs to be scoped out. ‘

Treasurer Report: Budget vs. actual expenses were reviewed. A proposed

budget will be developed for presentation at the annual meeting. A dues

increase was discussed and this will be an agenda item for the annual

meeting. '

Annual Meeting: Annual meeting set for October 29th. -

Playground: The approach to voting on the playground was discussed. In

addition to an up or down vote on the playground, there will need to be a

decision on the financing options. In order to answer questions about the

playground before the annual meeting, the committee is disseminating

information about the proposed site, cost and financing options.

Hickory Farms 2007 Annual Meeting Minutes

Date: October 29, 2007

Location: Green Acres Community Center

Meeting called to order at 8:15 pm.

34 proxies submitted

Homeowners from 58 lots present

92 (of 198) lots represented (46%)

1. Minutes of 2006 Meeting were distributed

2. The playground committee (James Lewis, Keith Ferguson, Ellie Codding and

Heather Webb) presented the proposal for installation of a playground in the

upper common area. Most of the meeting was a question and answer period '

about the playground. Discussion covered many topics including: location, A

installation and maintenance cost, zoning study, insurance, signage and features

of the proposed play equipment. After a long discussion, a vote was called and

the proposal to install the playground was not approved. ` ‘

3. Several 2008 budgets were provided for review. The budget on page 3 of the

handout was voted on and approved. This budget included an increase_in the

annual .dues from $100 to $110. 0

4. The following 2006 Board members stepped down
